Skipping the Primary Bedroom
Living room and kitchen get the budget; the primary bedroom gets leftover energy — sometimes nothing. That’s a miss. Buyers remember the primary suite, and an empty or cluttered one undercuts the rest of the stage.
The Fix
Stage it like a retreat, not a junk room. Real bedding, decent lamps, a few accessories that fit the scale of the room.
Mistake 03
Furniture That's the Wrong Scale
Too-big furniture makes a room feel tight. Too-small furniture makes it feel empty. Wrong scale is a classic DIY tell, and buyers feel it even if they can’t name it.
The Fix
Measure the room, then pick pieces that fit. A real staging inventory exists so you can match scale instead of forcing what you already own.
Mistake 04
Ignoring Outdoor Living Space
In San Diego, outdoor space sells. An empty patio or deck in the photos is a wasted listing frame.
The Fix
Stage outdoor dining or lounge areas like interior rooms. Outdoor add-ons are usually smaller than the bump they give the listing.
Mistake 05
Waiting Too Long to Stage
The worst mistake is waiting. Sellers often stage only after weeks of silence. By then the listing already looks stale, and staging is climbing uphill.
The Fix
Stage before photos and before the first showing. Fix the presentation on the way in — not after the market has already decided.
